Jemima J. McCullum is a well-respected and seasoned real estate attorney and Partner in the firm’s Real Estate and Land Use Practice Group. With over 24 years of experience practicing real estate law in Washington state, Jemima provides extensive experience in all types of real estate matters to property owners, developers, landlords, and businesses throughout the Puget Sound region.
Her practice spans the full breadth of commercial real estate, with a focus on commercial leasing, acquisition and disposition of real property, development, and commercial financing.
Jemima brings extensive experience in all types of leasing, subleasing, and brokerage transactions for both landlords and tenants in office, retail, industrial, and other commercial spaces. She handles large, complex leasing transactions, as well as specialized issues in office, retail, medical, manufacturing, and apartment housing and mixed-use projects. She regularly advises clients on structuring, tax deferral considerations, financing, investigating and completing a wide variety of real estate acquisitions and dispositions.
In addition to commercial lease and purchase and sale transactions, Jemima has extensive experience in all phases of the development of real estate. She represents developers, landowners, and investors in the development and construction of various projects, including residential plats, apartments and other types of residential developments, condominiums, retail, restaurant, golf course, hotel and mixed use projects, industrial manufacturing (processing, packaging and distribution plants), automobile, medical, retirement, hospital, school, university, recreational facilities, office, grocery, strip mall, town centers, and other types of development projects. She frequently analyzes environmental issues, surveys, title issues, zoning matters, construction issues, tax issues, and much more. Some of her projects include public-private partnerships between municipal and private sector clients. These deals often involve development agreements, restrictive covenants, easements, access agreement, tax-exempt bond financing, and many other considerations.
Jemima also provides sophisticated and deep experience to her clients regarding finance matters on behalf of borrowers in senior debt and mezzanine bridge loans, construction loans, credit facilities, institutional warehoused loans, leasehold finance, tax-exempt bond financing, and private loans, all collateralized by real estate.
As a trusted real estate lawyer, Jemima is known for her sharp instincts, stellar legal guidance, attention to detail, and fierce client advocacy. Her clients consistently commend her for offering intelligent strategic legal advice, efficient work product and reasonable pricing, strong negotiation skills, and quick turnaround. Jemima has been recognized as a Washington Super Lawyers Rising Star in “Real Estate Transactions,” she was named “Top 40 Under Forty,” and she was among the State’s “Top Women Attorneys” for Real Estate Transactions. She previously served as President of the Pierce County Chapter of Washington Women Lawyers and as a liaison to the Statewide organization, where she was named Chapter Member of the Year. She also served on the Executive Committee of the Washington State Bar Association’s Real Property, Probate, and Trust Section from 2019-2020.
Outside of her law practice, Ms. McCullum has donated substantial time and resources on various pro-bono projects in the Tacoma community, and she actively serves on the board of the Tacoma–Pierce County Economic Development Board, the Tacoma Art Museum, and past service on community has included the Board of Goodwill of the Olympics and Rainier Region, and the Highline Community College Foundation.
