Eminent Domain (Condemnation)

We handle both eminent domain and inverse condemnation matters on behalf of landowners. Our focus is on proving the highest and best use of property, full payment of severance damages, and, where needed, pre-condemnation land planning and maximum reimbursement of relocation expenses. Representative cases include building projects stalled or otherwise impacted by the Narrows Bridge, SR 167, SR 161, SR 509, I-5, and other highway projects in Western Washington and takings for schools, fire stations, parks, public utilities, and public transportation projects. In the 2006 case of State v. Paul Bunyan Rifle and Sportsman’s Club, we successfully established that strip appraisals are an accepted method of valuation. Our innovation and aggressive pursuit of our clients’ interests have resulted in jury awards and settlements typically far exceeding initial offers.
